8x?9x?10x?

I have an 8x perfect maul, and I'm wondering how much it's worth if I sell it..
Also, I'm wondering if it's worth the investment to take it to 10x via PPs.. after it's 10x, do I keep it blessable, or should I add flares? What kind do I add? It's already 8x, so getting it weighted at a merch is probably out of the question.

Just wondering what the value is on a:

8x blessable perfect maul:
3200 PPs to take to 9x=20m?
9x blessable perfect maul:
3600 PPs to take to 10x= 25m?
10x blessable perfect maul:

Is it worth the extra 40m+ to take it to 10x?

Just lookin for some input if I decide to sell it or trade it for something else later on in life.. Thank you in advance.

not worth it to take to 10x. usually merchants will stop at 8x. So if you do get lucky you probably could get it weighted

actually it depends on what you really want, for me, if i have access to a trustworthy source with PP, at 40+mil, i'll go up 10x from 8...

i do actually have 2 sets of armors, masterfully damage padded double, another vhcp half plate, both are at 4x & max lightened, i'm also in dilemma if i wanna up the enchant on them, a 103 cast with a powerful look probably covers it but if i can find a trustworthy source, at 20+mil an enchant up i'll do it...
