I thought of you first when I saw the property and the details. I did offer them 50m for it though when I first saw it and if you were serious about buying I'll retract my interest.

Nordred informed me that a wizard with an attuned private workshop recieves a bonus which can lead to slightly lower tempering times, and lower chance for failure.

I have no idea on the actual numbers.

For any other wizard using it, it's still just a regular workshop.

Something like that.

Slightly more bonus in private. If this was the old days of enchanting, it would be much much more important. As it is now, it's just more helpful.

Got to love that they made a new workshop though.

As far as I know, Nordred is the only current owner of a private workshop and the wizard attuned to it.

This one will be the second, so it should be interesting to see who and how much this goes for.

Too bad it's Solhaven. I have a wizard I could build around this, but my characters are much more comfortable in the colder climates. However, I'll be watching the bidding with interest. If it doesn't go much higher I'll travel.

I'm pretty sure there are 4 or 5 properties with private workshops. heck a nice prize from Droughtman's though.
