We are working at an apartment complex in central Florida... Known for it's meth usage. Some pencil necked skin head refused the owner entry into their apartment for us to perform our work. After a very heated exchange, I told the owner that the only reason they would cause such a drama is that they are hiding something. Long story short... Police called, police enter apartment and police make 3 arrests. Two were for outstanding warrants and all for illegal narcotics.
Some days I really, really love my job.
Kind of disturbing that the owner can demand entry and use the police to force entry into a private residence hes rented out. Im assuming prior notice was given about the work?

Just be glad they didn't let you go into the house if they were brewing it there. That shit is dangerous just to be near.

RTFM is good for that I know my lease stated that they could gain entry without notice if it was for maintenance work of some kind if I was there. If I was not there notice was required to gain entry.

Unless is expressly written in the lease (and even then it's probably more good faith), the owner can access the property he or she owns at any time.

Meth heads arent known for stability. Lucky you didnt get shot, drug into the apartment, and dismemebered in the bath tub.

Because I thought this was so absurd I took the time to look it up...

Turns out its its the exact opposite. It has to be expressly stated in the lease that the landlord can enter or he cant at all and even then it can be against local law. The reason I asked is because I have rented alot of places and been told the landlord is coming by and tidied up a bit...if I wasnt given any notice Id prolly flip out too if the place was a mess and I dont smoke crack or have any outstanding warrants.

Where did I say it didn't require notice? You said yourself in the post that i quoted "i assume prior notice...". Well if they gave prior notice the tenant has to give them access unless it's negotiated differently from the Landlord/tennant act of 1985 or whatever the hell it was.
You should take note though that "emergancies" aren't just limited to fires, floods and natural disasters. If a pipe is burst, or repairing the air conditioning unit (in states that its considered required [Texas, I assume florida]) for the building or a section of the building requires access to your apartment, they are not required to provide you with any notice.
The notice time varies by state as well, but that TL act set 24 hours as the basis. Some states are as short as an hour still I believe.

You should post under your original account imo.

You stated unless your lease specifically says otherwise the person your renting from can enter a property they own at any time. The statement "at any time" in and of itself shows your not talking about with prior notice because a time agreed about in advance is by definition not "any time". You stated it had to be expressly written in the lease that a landlord could NOT enter your rented property to keep him out. The American bar states that it must be stated in your lease that the landlord CAN enter your property for you to lose your right to deny him entry.
I wrote "I assume prior notice?" As a question to PB about his story. The idea that quoting the question somehow puts your statement into the context of it being true is a little weird. Especially since you chose to bold the words owner and rented out as if those two words would somehow answer the question themselves and completely ignored the section that you are now claiming is the backbone of your statement.
I dont really know what the whole emergency paragraph is about but im guessing you just googled "when can a landlord enter your apartment" and copy and pasted some garbage loophole you found on one of the pages that popped hoping it would back up the patently false statement you made 3 posts ago.

Notices were given out on Monday.. today is Thursday. His lease only requires 24 hour notice. PLUS he was advised of this work last night and said "no problem" and that we could do the work this morning.
He tried to deny that this morning.. but being a meth head, he fucked up his recollection of events in front of the police.

Dude, get over it. Why would I bother lying about this being my first PC account? I didn't bother posting here while I still had access to the officials. I take it back, you don't have nearly the investigative acumen that Columbo had. Now get back to cleaning the riffraff off the streets.

Correct. And I've never hidden that fact. And why the fuck would anyone want to start over? Pb, I think you take this forum way to seriously for even considering that possibility. Go take a dip in your money bin and chillax.

I believe that someone who has actually done this (ie you) is taking this forum far more serious than someone who has used the same one from day one (ie me)
But I'm going to chillax in my pool.. since my money bin is currently overflowing.

It wasn't my hometown actually :(
Hey.. maybe when your "career" of getting something published doesn't pan out, maybe you could write for the local Polk County newspaper! I could give you the story PLUS a photo or two!! Think about it.. finally, you could actually get published and you can tell all those mean no-nothing editors to fuck off!
Here's your first picture.. it was taken from the back of my pickup truck.
