Well I'm pretty excited, I just bought my first house.

It's located right by downtown, a 5 minute walk from my work and from the subway, with a school across the street and a ravine a couple of blocks away.
It sure as hell is going to beat this teeny weeny bachelor apartment I'm in right now. Going to move from an apartment that's 300 sq. ft. to a three floor 3000 sq. ft. home.
So much to have to consider now, hasn't really sunk in yet, and I still have to do the home inspection but overall I'm pretty happy.

Congrats, Kranar! I bet you're thrilled and I can't blame you. Canada, huh? Looks chilly. Hope you have plenty of insulation. :wink: I imagine you'll be furniture shopping like mad going from 300 sq. ft. to 3,000.

Congrats man- home ownership is a pretty big life stage step. If I knew I would be in one place more than a few years, I might try to get out of living in a 700 sq ft box myself.

Yep, the outside looks like meh... kind of flat looking really.
The people who sold it to me basically took an old house, gutted it and completely renovated it top to bottom, changed the pipes, put in heated floors, added a balcony and a deck, and every room in the house has speakers built into the walls. They did a really good job modernizing it.
For the money you can definitely find much much bigger houses, but for me location is key. I wanted to be right in the city, near the subway and a walk away from my work and groceries etc.
I really... really... hate driving.
As for furniture, yeah... I have no idea what kind of furniture I'm going to put in there. Right now in this box I live in I have a desk, a bed, a book shelf a T.V. and five computers. I could literally fit all this stuff in one room.
I'm going to be really happy to have a place to shove these server computers so I can sleep at night without the bother of really loud fans.

Look into the SONOS product. Since your house is pre-wired, you could set up your entire house and control the music with a master unit.
Again, since your house is pre-wired, it makes buying a decent TV and/or system 100% easier. Congrats on making that smart buy.

Grats man... when is the closing? What kind of mortgage deal did you get?
I'm closing on a new home on the 30th. If anyone needs a good mortgage bank, I would HIGHLY recommend the one I'm using for this house. She's been fantastic and was able to complete all the paperwork necessary with underwriting and appraisal within 2 weeks (Bank of America.. the bank that I use for everything.. told me it would be a minimum of 2 months to do that)

From what it looks like, more modern pieces would fit the renovated interior best. But you should definitely take your time buying stuff you legitimately like, instead of trying to fill it up. My boyfriend and I had an "American basement" (what my dad calls it, haha) decorated house of free hand-me-downs for a very long time while we slowly acquired stuff we actually liked.. definitely worth it in the long run to only spend money on the stuff we really wanted.
Anyway, congratulations and owning a home is really exciting! Enjoy it!

Closing date is April 10th. Don't really care about the mortgage, it's a line of credit for 300k at 3.5%. I intend to have it paid off very soon, and because it's a line of credit instead of a typical mortgage, I can pay it off as fast as I want. I was initially planning on just buying a house for 750ish without a mortgage but then found this house and didn't want to pass up on it.
The bank approved my application one day after I applied, they asked me for contracts, income tax related stuff, and stuff to show that my income was legit. Since all my income comes in at very random times and is always in the form of wire transfers, my bank statements make me look like I'm either a drug dealer or involved in the Nigerian scam.
Also... Canada, and Toronto in particular is kind of well known for having a lot of houses that grow pot.

This is so true! I once slept with the servers off, and thought it would be completely silent, but instead you just end up hearing these tiny little erratic sounds every now and then that drive you nuts... whereas at least with the servers it's a consistent fan noise.
As for furniture, I think I'll probably just be buying a T.V. or go the projector route. My friend has a nice HD projector that he uses on a 105" screen and it looks incredible for both movies and gaming, plus it's not half as expensive as what an equivalent 100"+ T.V would cost.
It still hasn't quite sunk in yet that I bought this house, maybe once I live in the house for like a month or two, I'll figure out what furniture I want.

My business partner and I run a small operation writing algos that trade automagically on the stock market. We do some other stuff too for clients who want to buy or sell large quantity of shares, or ECNs/market makers who need volume and need to get noticed, we'll let our algos run using their system to generate tons of liquidity for them.

Every mortgage I've seen has minimum and maximum payments which make them so annoying, and the maximum payment I've seen a bank offer is twice the minimum. It's like the bank wants to force you to take a minimum of 10 years to pay off your house, even if you could potentially afford to pay it all off tomorrow.
I could be way off... but I'm pretty sure I've read that most mortgages PENALIZE people who pay too much. It's like if you want to pay your debt, you get punished of all things, for doing so.
But I'm not an expert on mortgages... I wanted something simple and something I could pay off fast without having to worry about it. The line of credit is ideal for me because it works just like a giant credit card with a low interest rate.

I don't consider this house an investment. As far as I'm concerned this is my house for life. The value of this thing could go down to 10 bucks tomorrow, and I wouldn't care one bit.
All I've wanted for the past two years is to be in a situation where if the economic apocalypse comes... I at least have a place to sleep in. I absolutely despise debt, just really bad memories of being so stressed out over a crap load of student debt and always obsessing with how to pay it off.

You can pay your mortgage off as fast as you want to as well... I've never held one for very long on any property. The best part of my new house is that I found a renter for my current one the same day my offer on the new house was accepted.

Wow, PB, SWEEEEEEEET looking pad. We have matching countertops, though your kitchen's cabinets and sink/island layout blow my kitchen away.
With our house, we put 20% down to avoid PMI and went through National City for a 5.05% rate. National City sold our loan though to US Mortgage, which are in Ohio and it really pisses me off as I enjoyed working with Nation City. But NC will still let us call with questions/concerns and will forward us to the right people at the other bank. Just a PITA.

The house you bought though, PB, is beautiful. I love my kitchen, but I can't lie, I am totally jealous of that kitchen!
It's funny, we have good friends who have a very similar floor plan to this house and my wife always comments on how much she loves it. The kitchen is always the make/break item with us since we do a lot of cooking. The family room sits right off the kitchen :

And there are 3 sliding glass doors that stack open where the pool is (to the right).
We close on the 30th, we're having all the rooms repainted (They are all painted in this same tannish brown currently), all the floors replaced with dark brown wood and new carpeting in the 4 bedrooms. The house was built in 1994, but they just renovated the kitchen and the 3 bathrooms:

The landscaping will be cleaned up and a new pool heater, filter and chlorine generator (makes chlorine from salt) is also getting installed.

I've never heard of such a thing... maybe that's something in Canada? I've taken 30 year mortgages out on 4 houses now and have never carried them for 30 years. The longest I've ever had one is almost 10 years.

That's a great looking house Parkbandit. Down in Florida with nice weather and all. Because of the real estate crash a lot of buddies of mine are buying houses in Florida simply because of the nice housing down there going for great prices.

You have to pay a prepayment penalty if you sell your house or you refinance your house.
According to Bank of America's website, they also charge prepayment penalties, and just doing a Google of Bank of America + prepayment penalty, quite a bit of info pops up detailing what their penalty is, usually though they will offer a trade off between the interest rate they offer, and the prepayment penalty.
For some reason I can't paste the link in here, but just Google Bank of America prepayment, and a Bank of America website will pop up explaining it.
Like I said... I am not an expert in mortgages and I don't want to be an expert either. I basically just walked into the bank and asked for the simplest way to get 300k for a house with a 750k down payment, and the ability to pay that loan off in 3 months if I so choose... or 20 years if I so choose.
They recommended I not get a mortgage but instead a line of credit, and I took it. This way I can pay it off when I want, and since it's linked to my existing debit card I can use it to buy candy at a store if I feel like it.

Those aren't my items in the house as we don't close until the 30th. I THINK those are staged items since I heard the family had already moved back to Ohio last summer.

My mortgage doesn't have prepayment penalties and it's even transferable (which was an unusual little "perk" in the loan).
From my understanding most mortgages (that someone with excellent credit qualifies for) will let you get away with up to a 20% lump once a year without a penalty after about 5 years of loan you don't usually have to worry about prepayment penalties at all.
I can see the advantage of a line of credit if you want the ultimate in flexibility; but honestly being able to payoff a 850k house over five or six years is more than enough convenience for me. I understand how a line of credit might be useful if you given your convenience requirements though.
In any case the interior looks fantastic and I like your kitchen especially.
Oh and PB, I'm with Narc on your kitchen- very nice.

Not throughout the entire house though. I like the color, which is why I'm keeping it in my office.
I agree.. white/cream color in homes is so unfriendly and unwelcoming. I think the wife is leaning towards the color in our current house which is a blueish grayish color.

Prepayment penalties are either included in the note (contract) or not. If the note says there are no prepayment penalties, then there are none regardless if your prepayment is $5 or $50,000.
Thats standard language for A and Alt+A loans. FHA/VA loans collect their interest for the whole month on the first day of the month (different from conventional loans), so there is a prepayment penalty if you attempt to prepay to principal and the payment is received after the 1st of the month. That penalty is that some of the prepay is going towards that month's interest. So if you're in a FHA/VA loan - make your prepayments prior to the first of the next month.
People in Kranar's situation usually opt for a 3 or 5 year ARM because traditionally they had lower rates than conventional and could pay it off before it adjusts. However, these days - ARM rates are higher in some cases than conventional loans. (www.bankrate.com (http://www.bankrate.com))
I like the idea of going the HELOC route in this situation, and based on my experience in mortages and in title (and soon to be real estate agent/broker) - think its the best option for that kind of liquidity situation.

Its very common for listing brokers to rent furniture in order to help sell a house thats vacant. The risk is number of days the listing goes without a contract, and that varies with each area/market.

So Kranar, how's the new home?
We've just spent the last 2 weeks putting in wood floors, 4 bedrooms of carpeting and painting every wall. We have some really nice neighbors.. they've all come over and introduced themselves and one even brought us dinner tonight! We still have boxes all over the place, but at least we're all moved in.

That's awesome.
I got the keys to the house on Thursday, feels kind of neat to own a home. I spent like an hour just walking around it outside thinking "That tree... yep, mine. That other tree... also mine. That big rock over there... yep, I own it."
I just got back from it, I haven't moved in yet so I sat on the floor for a few hours waiting for my bed to be delivered. The handyman is coming in next week to remove all the nails from the walls, fix up the holes and paint some of the scratches, and then a cleaning service is coming in the next day to sanitize the entire place.
I hope to fully move in by next Sunday. Man it's such a change just coming from that home back to this tiny 300 sq ft. bachelor. I have one room in there that's the size of this apartment.

You should see it now. We trimmed all the trees, put in mulch, put in spot lights and pressure washed the deck. We also have a friend in the pool business who put in a new pool heater, filter and chlorine generator.

That's the shitty camera in my iPhone. The baseboards are white, so you can get the contrast from it. It's a color called Travertine?(sp?) which is basically a grayish blue.
Hmm. I'm with PB's wife. I prefer the recessed ceiling to the crown moulding. I also like tin/copper tile ceilings.

Crown mo(u)lding all the way; whenever I see recessed ceilings, I think water/gas lines in the recess.
