Wow I just had a long winded post here but decided to just leave it at this.

Our lease ran out a year ago. This July will be the completion of our second year. I believe here is an assumption of month to month upon lease expiration in Florida but at any rate I've never talked to my land lord just send him a check.

Time to move. This place is way too expensive in this market..too many fucking problems with the place. He's not a deadbeat but he's definately milking the property with as little effort as a long run turn around.

I've seen similar houses drop over 30% in rent as of late.

A) Ask for a rent reduction and some repairs to go with a new lease. Been a year of month to month now.

B) Work out an exit plan. Two month notice or some shit. Take advantage of great houses with lower rental rates in this market. The guy across the street kept lowering his asking prices (nice places) from 1400ish all the way down to where they finally rented a few months ago at $750.

C)???? any other ideas?

I'm not really in the mood to spend another Janet Reno style summer with my house at 105 degrees indoors. That and I'm tired of all the repairs I do. It's not my fucking house.

Pro: The only reason for staying is the guy is cool/laid back. Allows my pets including a large red nose. Fenced in yard. Great location. I hate moving. Within walking distance of two state parks and beach.

Con: But it needs some considerable shit done at this point. Shit he said he'd have done early and even some in writing but never did. New doors. New carpet. Whoever he paid $20 to paint the indoors needs smacked. Foundation is shifting... (2 blocks from the gulf of mexico) SAND... walls cracking cabinets cracking from the roof...

Other there is another leak in the florida room on a 90lb flat roof that I could fix myself ... if it wasn't under the power line by about 18 inches. Fuck that.

Review your lease agreement for termination and renewal clauses. If none are present then it most likely reverts to a month to month.

Grab a cheaper newer better house to rent. Maybe you might get lucky and work out a lease to own option.

I love moving, so I'd just hit the bricks. However... you don't like moving. And he's a landlord who lets you keep the pit, which can be a big ol' deal depending on the local laws. I skirt the law myself by saying my pit mix is a mastiff/lab mix. XD But then, she's not a red nose, which is pretty distinctive.

So I'd go with A.

I hate moving too, but that sounds like a pretty shitty place to live. And, even though you say you Landlord isn't a deadbeat, from what you've described it sounds like he wants the money but doesn't want to put in the effort.

I would give him one month's notice and start looking for a new place. Because you have pets and need certain things (good location, etc) it may take a little longer to find a place, but it'll be worth it-- you'll have to spend less and you'll like where you're living more.

Start looking around, turn in some apps, and prepare to move.

Chances are your landlord is a cheap skinflint and when threatened with Option A, he might just refuse to do a month to month/renew option.

why even bother with a notice? you're month to month, and generally that means, that you can bounce whenever as long as you're paid up

I don't know, it seems like you're both looking the other way. You're not making a fuss with him about repairs (or are you, seems like you're not from your original post), he's letting you have pets and not pushing a new lease on you with an increase in rent.

Why don't you ask for repairs, and if he doesn't, you walk? Or ask for a month or two being rent-free so that you can use the money to pay for repair bills, either done by you or through a contractor?

I mean, you don't really sound like you want to move, it's the repairs you don't want to deal with.

How many of these repairs are necessary because your ass fell through a pane glass door (or whatever it was)?

The sliding glass door is still driving me bezerk. I've just taken it apart again trying to get a fucking wheel unit that is worn out and just can't get that fucker to come out. No wonder the guy I paid $120 including the tempered glass didn't want to fuck with the wheel.

Been doing screens all day on back porch. Ran out of screen.. project unfinished and hard as hell.. hot as hell.

Need to fix a leak on the flat roof.

Need to fix a hole in the fucking corner of my house caused by a tree slamming into it during storm.

He never replaced the baseboards.

He installed laminates in the fucking kitchen which I hate. WATER ZONE DUH.

Heating and cooling sucks ass but is apparently okay according to three different companies. One I called my self. It's funny how one guy said need new unit the others said it's fine. I've given up on the AC. It's still Janet Reno style all windows open and fans. $100 power bill and sweat/humidity or $400. Hmmmmm

PAINT.

Some plumbing and draining problems in laundry room and bathroom.

Need all new doors. Only carpet in the bedrooms and the hallway but they need replaced.

I have no fucking grass. Just sand spurs, weeds, palm tree shit and pine needles. Oh and did I mention sand. It's impossible to keep the sand out of the house. Fucking annoying.

The entire house is jalousie windows. SUCKS. (part of the AC problem) A few are broken. They don't make them anymore. Have to have custom cut.

Orange tree = fruit rats. Don't mind those much .177 pellet rifles are fun. Picking up the fruit all the damned time does suck.

List goes on I'm just ranting now. In a pissy mood. All my home projects are stalled half finished today and it sucks.

It's hard unless it's something real close by that takes dogs and cats and fenced in or if they'll allow me to fence in.

Still debating but I am looking around the neighborhood.

Not being allowed to have pets where you live is the perfect excuse to not have pets. It's one of the best features of where I currently (okay, only feature).

I told my SO that if it comes down to the pets or a house the pets are gone. They're getting old anyways. Cats are about 12 years old I think and one dog is 9 and the other like 15... not sure how he's alive.


The kitten I can make into a duster.
