View Full Version : Any interest in renting shop space?
3 room shop in the Landing. Would anyone be interested in renting it out on a monthly basis? You'd have full control of all 3 rooms, no other partners and I won't put any items up for sale while you're renting it.
What's a fair price for this type of thing?

I was thinking closer to 500-750k per month. Not sure if that's too high or not, haven't seen anything like this advertised before. Is anyone interested in renting a 3 room shop in the Landing? Complete reign over all 3 rooms, no one else will be using it.

I'd think that the rental price ought to depend on the income of the person who is renting. Why not take a percentage of the value of items being sold?
Someone who is selling a rack of 20 million coin weapons and armor can obviously afford to part with more than someone who is selling a table of 10k empath toys. :)

yeah but theres no way to keep track so you'd have to have a set rent.

You could keep track by the price of the gear the person is selling. Charge a percent of that.

Gotta call BS on that. You could go to playershops.com and figure out some kind of percentage of the total shop price of everything they're selling. Just do it on some random day of the month so that the renter doesn't know when to put out the 'cheap' merchandise.

and if it doesnt sell? or if they list an item, it sells but you dont see it ?
The percentage thing seems like too much work to me. I know a few months ago I was going to rent a room in a shop, guy wanted 100k per month for the one room, hence the reason I thought 300k would be good. It also depends exactly where the shop is. You wouldn't be interested in just selling it completely, would you?

Agreed, the pecentage seems like too much work and confusion. In RL real estate costs are related to location, zoning, etc, usually not the value of the items being sold. Yes, this isn't RL, but I think it's the same concept - i.e. a Landing shop generally sells for more than a Zul Logoth shop.
As for price, here's how I was coming up with the 500-750k. A Landing shop normally sells for around 12 million. If you spread that cost out over a year, that's 1 million per month. Since the person would be renting and could forfeit the lease at any time, I figured 50-75% of that cost would be about right.
No interest in selling it outright right now. But, if someone is interested in renting, shoot me a U2U.

I think you're going to have a hard time getting that much a month for the shop, to be honest. First off, they would maybe break even if they pay 500-750K a month in rental fees. That's not really worth the cost of renting it in my opinion. Why pay them the same amount you make a month on your stuff? It's not profitable.
This wouldn't be for someone that's selling gold rings and crystal amulets. And, it wouldn't be for someone that's willing to take the time to sell things off individually. I may be completely off base, but I think renting a shop would appeal to people that don't have a long term need, but would like to use a shop for a few months to unload some gear. I can't imagine someone renting a shop for an entire year, I'm thinking a month here and there.
For instance a few months ago I cleaned out some locker characters and put 25-35 4x weapons and armors up for sale in a friend's shop. All were sold within 1-2 months (I didn't pay close attention). Average selling price was around 150k. That's 3-5 million silvers that I wouldn't have been able to generate because I wouldn't have taken the time to sell them individually on the amunet or via message boards. Instead of having to pay 10+ million to buy a shop, I would have paid 1+ million to rent it for 2 months. Factoring in the rental fee, that'd be a 2-4 million silvers in my pocket.
Again, this definitely won't appeal to everyone. Or...I may totally off base and it might not appeal to anyone!

Oh I definitely understand, I have a three room Landing shop myself and Stunseed does as well. We purchased them together because our first one did so well. There are months that we do quite a bit through the shop (1-2 million a month), but there are other times that it's just slow and so it's not a very dependable income. It fluctuates so much that it's hard to really average it out.
You might very well get someone to do it though, considering how much it does cost to buy a shop these days. I wish you the best of luck.

Figured I'd give this a bump. I have a 3 room shop in the Landing that I could make available for rent. You'd be the only partner in the shop and would have total control over all 3 rooms.
I'd be looking for a monthly fee of 750k to be paid during the first week of each month. You can cancel the lease at any point. Shoot me a U2U if interested.
