While this may be true, shop alterations are still somewhat rare so I would be fine with paying for an altered shop that I can get immediately.

I originally paid 45m for this shop and dropped another couple hundred thousand altering it. I seriously doubt everyone who wants one is going to the shop in five weeks and they will probably still be sold. I'd consider this a very good price for a customized shop.
